  BUYING PROCESS IN TURKEY


Once you have decided which property to buy, a contract is drawn between you, the estate agent and the owner of the property.

STEP 1
In the contract, all details of costs and any conditions, required subject to deeds being transferred. You will be expected to pay either 5% or 10% of the total property price as a eposit at this time. Three copies of the contract are made for all involved. Once this contract is signed the property is considered sold. This protects you from the owner putting the price up due to a higher offer made by a second party.


STEP 2
The estate agent sets you an appointment with the Notary to start the legal proceedings for you. At this time you can give Power of Attorney to the estate agent. This enables the estate agent to do all the legal work required by the Deeds Office for your application to purchase a property. Also, with Power of Attorney the estate agent, can open a bank account in your name. The estate agent will then be able to pay all the taxes, and take the Deeds in your name. This is a legal procedure which, requires by law to be translated to you at the Notary by an English translator, who is under oath, Requirements needed for this procedure:-

 Copies of your passports
 Yours and your parents full names
 Your contact numbers and address
 6 photos for each person who will be named on the Deeds
 £100 max. For the costs at the Notary (£40 for the translator, £60
for the Notary itself)
 The estate agents will help you with this



STEP 3
When the Ministry Of Defense completes the research, your permission will be sent to the estate agent by mail. The estate agent will then contact you to transfer the outstanding balance. Any other expenses like Buyers Tax, water and electric connection etc., if listed in the contract, must be transferred with the balance at this time. After the estate agent receives the Deeds in your name, they will inform you and all you have to do is collect it from the estate agent. At the time your Deeds has been received by the estate agent, the commission, if applicable, will be charged from you to complete the legal obligation of all parties.
