Solicitor: This will cost £250. This includes contracts being drawn up and signed.by all parties involved.

Power of Attorney: This can cost £50 to £60 and is imperative if you are not living here, otherwise your purchase could be held up.

Notary/Translator: This can cost approximately £100 and again, is imperative unless you speak fluent Turkish. The Notary costs £60 and the translator costs £40.

Transfer of Deeds (Tapu’s): . The cost for the Deeds to be transferred into the purchasers name is approximately £700 but costs do vary because this depends on the size, value and location of the property.

Belledier Tax (local Council): Approximately £140 - This is for the property to be registered and map referenced - similar to land registry in the United Kingdom.

Government Tax: Approximately £100 – This is for the administration cost to the government for military checks

Property Purchasers Tax: This tax is similar to Stamp Duty when purchasing a property in England. The cost of the property purchasers tax is 2% of the property value.



Electricity/Water Connection Charge: A standard charge for these services to be connected and transferred to your name once the purchase is complete and you have the Tapu (Deeds) in your own name. Costs for electric and water connection is £450.

Agent Commission Charge: The purchaser is expected to pay commission to the agent. Ozsubasi Homes only charge 2% of the purchase price of the property. If the purchaser decided to purchase one of our own builds then we would waive the 2% commission fee.

Earthquake Insurance: This is now compulsory and the cost is dependent on the type, location and how many m2 the property is. Costs can vary between £50 and £100. It would also be advisable to have Buildings and Contents Insurance.

All of the above costs are compulsory when purchasing a property in Turkey and these additional costs should be taken into consideration when when working out your finances.
